This project involved the separation and demarcation of an existing single-story building to create two separate rental units. The existing building is approximately 4,000 total square feet in area. It was currently unoccupied and was originally occupied by a bank as the only tenant. The intent is to split the unit in half and create two tenant spaces; one on the north side and one on the south side. The north side unit will remain unoccupied for now and utilize the existing metered services, whereas the south side unit will be occupied by Starbucks. As such, separate electrical, gas and water services shall be required. The fire protection system can remain and serve both tenants. Each tenant space will be approximately 2,000 square feet and a 2-hour fire wall shall be constructed to separate the two spaces.
